大家帮忙看一下房检报告

刚拿到房检报告,主要有两处漏水。一处是在车库进门的地方,肉眼可见天花板上有疑
似霉菌斑点(图1),后来在正上方ATTIC发现漏水(图2)。另一处是在一个卧室角落
,屋主三年前刷漆了,红外看到异常,查湿度很高,对应ATTIC位置发现木头颜色变黑
(图3),因离的很远,房检师不能确定有无霉菌。
这种情况下,我是不是应该找一个专业的来查霉菌,再找一个ROOFER来评估一下修好屋
顶的费用,然后把房检报告,霉菌检查报告和屋顶维修评估结果发给屋主,争取让屋主
负责维修?谢谢!

1.    Ceiling stain and what appeared to be a fungal looking substance was
noted on the ceiling in the garage at the time of inspection. An anomaly was
noted at the ceiling in the garage at the time of inspection. Elevated
moisture levels were detected at the anomaly at the time of inspection.
After further evaluation water intrusion was confirmed with elevated
moisture levels and visual confirmation as noted from the garage attic
ceiling scuttle hole at the time of inspection.
2.    Anomaly was noted at the upper-level left bedroom ceiling during
infrared scan at the time of inspection.  After further evaluation elevated
moisture levels were detected. Suspect water intrusion in this area. Further
evaluation by licensed roofing contractor is recommended.
3.    Areas of the fascia were decaying from the inside out as observed from
the attic at the time of inspection. This water damage can be contributed
to missing flashing along the eaves.  Penetrations within the fascia can
become pathways for pests/rodents.  Further evaluation and repair by
licensed contractor is recommended. The inspection was performed as a
nonintrusive inspection the extent of decayed wood and possible fungal
substance is could not be determined at the time of inspection.
