有熟悉法院拍卖房子的么？

标  题: 有熟悉法院拍卖房子的么？

前几天去了一次法院拍卖房子的地方去看了一次，价格有优势，买过来出租应该收益不
错。还请大家指点。
觉得有以下几个问题：
1）房子的状况不是很清楚，不能进去看，最多在小区或外面看看。怎么才能估计维修
的cost呢？
2）就是现金交易，拍到后立即赴款。应该以后可以做equity loan，这个要等多久？
equity loan的amount 是你房价的百分比，还是房子价值的百分比？
3）我在德州，我们这的法拍屋在auction.com都能查到，几乎所有房子除了欠银行钱，
还有其他的lien。我的问题是拍到这个房子的人，能拿到clear title么？还是bid
winner要付清房子的所有lien？
