标 题: 税前12万,贷款40万,15年,撑吗?

税前 120000, 比较稳定, 家庭 带2个孩子
准备买50万房子,首付10万,按现在3%年利率算,估计每月剩下3000左右撑吗 (有应急
支出,孩子不需要daycare)?
还有算的对嘛? 能够贷到款吗?
1. Tax deductible items
贷款利息: 12,000 = 400,000 * 0.03 (按照第一年算,以后减少不过工资也
涨)
Property tax: 10,000 = 500,000 * 0.02
retirement & pension: 12,000 (按照 10%)
2. Tax: 20,575
taxable income = 86,000 = 120,000 - 利息 - Property tax - retirement &
Pension
Federal tax (2015 rate): 13,088 = 10312.5+0.25*(86,000-74900)
State tax : 6000 = 120,000 * 0.05 (suppose 5% flat rate)
city tax: 1800 = 120,000 * 0.015 (flat 1.5%)
Medicare tax: 1200 = 120,000 * 0.0125 ( no SSN tax for faculties)
3. After tax income: 99,425
4, 固定支出
Mortgage: 33,168
Property tax: 10,000
HOA: 1,000
Pension: 12,000
Medical: 3,000
车贷: 4000
房保险: 1000
5. 剩余: 35,257/年 = 2,938/月
6. DTI: 40.97% = ( mortgage + property tax + HOA + 车贷 + 房保险)/ 税前
